Emergency Maintenance

If our office is closed and you have a maintenance emergency, call our 24-hour emergency maintenance number 314-523-6800. There will be a message giving you instructions on how to leave a voice message, or follow the instructions below:

• From a touch-tone phone, dial 314-523-6800.
• When you hear the beep after the message, touch in your telephone number.
• Press the # button and hang up
• If no one calls you back within 20 minutes, repeat this process.

Note: If your telephone has a "Pulse/Tone" switch, make sure the switch is set to "Tone" when you call the maintenance emergency number.

Service is what we're here for, and we want every opportunity to provide it. However, please allow us to remind you this number is for emergencies only! Examples of emergency service would be a burst pipe, water that cannot be shut off, no heat. Air conditioning is not an emergency and will be handled the next business day. Should an emergency service trip be made to your home after hours and it is not a valid emergency, the trip becomes a chargeable event and fees will not be waived, and you will be asked for the $50.00 payment for the trip charge upon arrival.

You should have a label on your refrigerator with emergency maintenance number. If you do not, please notify the office immediately.

Please arrange to have the utilities transferred into your name effective the date of your lease.
